Wedoany.com Report-May 28, Groupe MACH, a Canadian real-estate company, is set to redevelop a site in east Montreal, currently home to two shopping centers, into a vibrant urban hub. The Langelier project, located at the intersection of Jean-Talon Street and Langelier Boulevard, spans 1,450,000 square feet and aims to foster environmental sustainability and social diversity.
The project will unfold over seven phases within 15 years.
The development will feature 7,000 residential units, including 1,300 social and community housing units, alongside 400,000 square feet of commercial space and a primary school. Designed to support a future population of 25,000, the project will offer housing options for various life stages. A linear park, over 400,000 square feet of green spaces, more than 1,000 large-scale trees, landscaped swales, green roofs, and two urban promenades will enhance the area’s environmental appeal. A network of pedestrian paths, bike lanes, and seamless routes will connect the community.
The $3.5 billion project will unfold over seven phases within 15 years. The first phase, aligned with the opening of a new blue line metro station in 2031, includes five residential towers with 1,000 housing units, 250 of which are designated for students as social and community housing. A 75,000-square-foot cultural center, featuring a library, multifunctional rooms, and a 250-seat performance hall, will be built around a public square near the future metro station.
Groupe MACH is collaborating with Transgesco, the asset-leveraging limited partnership of the Société de transport de Montréal, to integrate two residential towers with the proposed metro station. This partnership follows the adoption of Bill 61, which enables transport companies to collaborate with private entities on real-estate projects. The initiative aligns with the ‘Master Land Use and Development Plan’ for the neighborhood, developed jointly by the City of Montreal and the borough of Saint-Léonard.
