Saudi’s Liwan Reveals $1.2bn Mixed-Use Development Project in Riyadh

Wedoany.com Report-Nov. 19, Saudi Arabia-based Liwan Real Estate Development has unveiled plans for Liwan Najd, a SR4.5bn ($1.2bn) mixed-use project in Riyadh’s Granada District. The announcement was made on the opening day of Cityscape Global 2025.

Liwan Najd is a mixed-use community located in Riyadh’s Granada District.

Currently in the design phase, Liwan Najd is set to become one of the country’s largest integrated developments, spanning 151,308m² with a total built-up area of 600,000m². The project will deliver around 2,500 residential units, including apartments, studios, penthouses, villas, and townhouses. Over 60% of the site will be dedicated to landscaped and open spaces, enhancing community living.

The development will also feature a hotel, retail and office spaces, food and beverage outlets, and a mosque. Its location alongside Alhasan Ibn Hussein Ibn Ali Boulevard provides proximity to major transport routes and employment centres, supporting accessibility and convenience for residents and visitors.

Liwan Najd aims to address Riyadh’s rising housing demand, with the city’s population projected to surpass ten million by 2030. Housing transactions in Riyadh exceeded SR120bn in the first half of 2025, according to Knight Frank, underscoring the market opportunity for integrated residential and commercial communities.

The project aligns with Saudi Arabia’s Vision 2030 objectives, promoting sustainable urban growth and expanded housing supply. By combining residential, commercial, and community elements, Liwan Najd seeks to offer a comprehensive lifestyle experience that meets both market needs and long-term urban planning goals.

Liwan also reported progress on Livein Liwan, a separate residential development on King Abdullah Road. The 616-unit project has reached the halfway stage, demonstrating steady advancement across the company’s portfolio.

Looking ahead, Liwan plans to deliver around 10,000 residential units across its future developments, reinforcing its position as a key player in Riyadh’s growing real estate market.
